One appointment we all know is the home inspection, the home inspector does a great job finding problems within the home but they don’t often make it on top of the roof. When you are buying a house one of the things on the check list is to get a home inspection, but what most people don’t know is that the home inspectors never step foot on the roof. If the home inspector is not doing a thorough inspection of the roof, this could come back at you if there is damage. Make sure to ask a roofing company to do a thorough inspection, they know what they are looking for! They can spot potential problems and save you money in the long run.
2. When was the roof installed?
An important question to ask is when your roof was installed. Some roofs last 15 years while others last 50 years! With that being said, that doesn't mean that your roof has a finite life span. That is why it is important to ask when the roof was last replaced. If it was 10 to 15 years ago it would be smart to get a professional roofing company to check the state of the roof, but if it was 2 years ago, you could be fine for a while.
3. Which Roofing Company Installed the Roof?
If the home you are going to buy has a new roof ask for the roofing company that installed the roof. Ensuring that a professional roofing company installed your roof is important. There are a lot of companies that cut corners and use cheap materials. Double check the company! Look at the company's experience level, licensing and certifications, and check company reviews. If the company was inexperienced you might need to look into getting a new roof.
